1. About OpenToDeals

OpenToDeals (opentodeals.com) is run by I. Lloyd Williams, trading as OpenToDeals. Contact: hello@opentodeals.com.

OpenToDeals is a place for property owners to say what kind of deal they're open to, and for buyers and investors to approach them. We are in a Founding beta: some features are still being built and may change.

2. What we do and don't do

We help owners and buyers find each other.
We don't negotiate deals, give legal, financial or tax advice, or hold anyone's money.
Information on the site, including guides and examples, is general information only. Always take your own legal and financial advice and use a solicitor before agreeing any deal.

3. Listings

Owners are responsible for making sure their listings are accurate and that they have the right to offer what they list.
We show the general area of a property unless the owner chooses otherwise.
Listings marked "Example" are illustrations of the kinds of deals owners might be open to. They are not real properties.
We may edit or remove any listing that is inaccurate, misleading or breaks these terms.

4. Accounts

You must be 18 or over to create an account.
Keep your login details safe and let us know if you think someone else has used your account.
During the Founding beta, new accounts may need our approval before they're active.

5. Fees

Joining and listing are free during the Founding beta.
If we introduce any fees, we'll tell you clearly what they are before they apply to you. You'll never be charged without agreeing first.

6. Founding member gift

Everyone who joins during the Founding beta will receive their first owner contact free when contacting owners launches.
The gift is a credit for one contact. It has no cash value, can't be exchanged for money and can't be transferred to someone else.
We'll tell you before the Founding beta closes. The gift will apply to everyone who joined before then.

7. Using the site fairly

You agree not to: post false or misleading information; contact owners for any reason other than a genuine proposal; harass anyone; copy or scrape listings; or try to get around the site to avoid any agreed fee.

8. Our responsibility

We work hard to keep the site accurate and running, but we can't promise it will always be available or error-free, or that any deal will happen. We aren't responsible for the agreements you make with other users. Nothing in these terms limits our responsibility where the law doesn't allow it to be limited.

9. Changes and ending

We may update these terms. If changes are important, we'll tell you. You can close your account at any time by emailing hello@opentodeals.com. We may suspend accounts that break these terms.

10. Law

These terms are governed by the law of England and Wales.
